Minoan member and short-term rental host Eann Than has been sharing her Palm Springs sanctuary, The Cozy Cactus, with guests since August 2022. Read on as Eann shares insights about her experience managing her first property.
Q: What inspired you to get into STR hosting?
A: I originally wanted to buy an electronic car because of the soaring gas prices, but after crunching the numbers, I realized that I could put that down payment on a vacation rental property instead. Somehow I thought this was a good idea, so I ended up with a rental property instead of a car!
Q: What are your biggest pain points as an STR owner?
A: Stress management, to be honest. I am constantly worried about it - whether it be my occupancy, guest experience, cleanliness, fixing a toilet on the spot, reviews, redecorating, competition, etc. You name it, I’ve thought about it.
Q: How have you made your property stand out among competition?
A: There’s so many beautiful properties in Palm Springs that it is truly hard to stand out. Where I try to differ is by creating a beautiful place with very intentional design, and an amazing guest experience from the check in to check out. I’m always looking for ways to stand out even more!
Q: What is the #1 most important thing for STR hosts to get right, in your opinion?
A: Managing guest expectations. One of my biggest gripes about other Airbnb’s is how different the pictures look from reality. I try to be as transparent as possible with my photos, listing description, and answer any and all questions the guests may have. We also live in an HOA where there are noise restrictions at night, so I do my best to inform the guests of our house rules prior to arrival so they aren’t surprised.
Q: What do you get the most compliments on?
A: Guests have loved the guidebook I send them! It’s amazing how many of them try out the places I recommend and even come back with other suggestions as well. My guidebook tells them everything: from check in/out information, how to use the thermostat, restaurant recommendations, etc, without it being too overwhelming. It’s also a living document so I am constantly updating it based on feedback.
Q: What are your favorite Minoan brands?
A: I love West Elm, Eight Sleep (I have an Eight Sleep mattress myself!), and Society 6. It’s so reassuring knowing that these brands have been vetted already, deliver quality products, and we can get them at a great price as well.
Q: How has Minoan helped you with your short term rentals?
A: The host community! It can be extremely lonely and isolating setting up your property, building that last nightstand at 1:00 in the morning. Minoan’s blog and other resources make me feel like I’m not alone, and remind me that I can do this, because so many others are in the same boat!
Q: What's one thing you know now that you wished you knew when you first started setting up your STRs?
A: It’s a LOT of work. Be prepared for a constant stream of decision making, trade offs, and research. Trust your gut, intuition, and the people around you to help you make informed decisions. You can do this!
