Former Host Turned Designer Creates “Wow” Moments in Short-Term Rentals

Meet Kimberly Hixson, short-term rental designer and owner of KH Design Concepts. She is a former STR owner turned full-time designer who spends her days creating “wow” moments for her clients’ properties.

At the start of each project, Kimberly takes the time to research and understand the location and market of each property. This has allowed her to stand out in the STR design world. Whether it's the meticulously planned bedroom layouts, thoughtfully curated guidebooks with local attractions, or the attention to detail that goes into every nook and cranny, Kimberly’s approach is nothing short of a masterclass in crafting exceptional guest experiences.

Q: How long have you been a short-term rental host?
A:
We’ve been short-term rental hosts since 2020 when we set up our first arbitrage properties in San Diego. Since then, we've designed and set up almost 40 short-term rentals.

Q: What inspired you to get into STR hosting?
A:
Talking to other owners about what they were doing and how much money they were making interested us. Once we set up our first short-term rental, we were hooked! The idea of creating really fun, special places where people would come and make memories was just satisfying.

Q: How many short-term rentals do you operate?
A:
Although I don’t currently operate them, my team has staged and set up 35+ rentals, and we’re in the process of doing two hotels right now. Here are a few of the properties we have designed:

Q: What are your biggest pain points as an STR owner?
A:
One of the biggest pain points of being a short-term rental owner is dealing with disrespectful guests. We have townhomes in downtown Nashville and definitely get some rowdy groups. At the end of the day, our mindset is constantly focused on operating the property as a business, and we understand there will always be ups and downs in every business. All I have to say is god bless our cleaning team. They really keep the wheels turning on the bus.

Q: How have you tried to differentiate your properties from other STRs - how do you make them stand out?
A:
For us, it's really important to study the market before we jump into any kind of designing and planning. Knowing who is visiting the area is so important to determine what the bedroom layouts are, the sleep counts will be, and the overall aesthetic and design of the place.

Q: What's your favorite thing about being an STR host?
A:
I love sharing insider knowledge about local hidden gems and our favorite spots with our guests. At each property, our guidebook includes everything from the best local parks/beaches to the best pizza delivery in the area — because who doesn't like a good pizza recommendation?

Q: What is the #1 most important thing for STR hosts to get right, in your opinion?
A:
Bedding and pillows! I don’t know why there’s not more emphasis on good quality pillows and bedding. These days, with all the competition out there, lumpy pillows and scratchy sheets do not cut it! And trust me when I say it doesn’t have to cost a fortune for these items, but hosts, please do not buy the $4 pillows from Ikea - your guests will thank you.

Q: What products do your guests love the most?
A:
Our guests always appreciate when we stock toiletries for them and working with World Amenities has made it not only affordable

Q: What are your favorite Minoan brands?
A:
Society 6! I order from Society 6 for every project. Not only do they have the best art, but you get to support local artists along the way. It’s a total win-win!

Q: How has Minoan helped you with your short-term rentals?
A:
The obvious answer is the savings we get to pass on to our clients. But we also love learning about new brands.

Q: What's one thing you know now that you wished you knew when you first started setting up your STRs?
A:
Buy beds that have metal slats. Wooden ones always have to be replaced sooner or later.

Q: Any other tips for your fellow hosts?
A:
Always read your reviews and keep trying to improve the property! If your guests make a suggestion, take it! You will probably get the suggestion again.
